Next HOA Board Meeting

​

A board meeting has been scheduled for Saturday, May 2, 2026, at 1:00 p.m.  The meeting will be held at 7765 Brian Loop, Lakeland, FL.  That is right in our subdivision.  The agenda will be posted at the subdivision entrance within the next couple of days.   The main item that will be on the agenda will be to award the contract for a management company.  All the bids have been received, so the Board just needs to award the contract.  Click the button below for a copy of the full agenda.  Please note that changes to the agenda are possible up to 48 hours before the meeting.  We try not to change the agenda, but new issues do come up from time to time.

Sign Color

​

At the January 31, 2026, Board meeting, a color combination was chosen for the entrance sign.  You may have noticed that the sign has now been painted.  We would like to thank Guy Amato and Grace Amato for spending two mornings painting the sign.  Most people tell us that they think it looks a lot better than it did, but this is not the permanent solution.  When funding permits, we will be updating the sign to make it look really great.

Next Annual Meeting

​

Please mark your calendar now.  The next Annual meeting will be held on Saturday, November 14, 2026, at 1:00 p.m., at Northside Baptist Church, 3131 Duff Road, Lakeland.  We would love to see you there.  An agenda will be available at least 14 days prior to the meeting.  If there is something that you would like to add to the agenda, please contact Guy Amato at 863-617-9109 or at tangerinetrailshoa@gmail.com.  Have you ever considered serving on the Board of Directors?  An election will be held at the Annual meeting.  Please let Guy know by September 15, 2026, if you are interested in serving, so that he can get you on the ballot.  Please note that the venue has not been locked in yet, so it is subject to change.

Annual Dues

​

A lot of annual dues invoices went out via email.  We understand that emails are easy to miss or may go into your spam folder.  If you have not received an invoice yet for the 2026 annual dues, please contact Barbara Frederick at 863-686-3700, ext. 209, or email her at barbara@aiapropertymanagement.com, and she will mail one out to you.  This seems to be a common problem, so we have asked AIA not to assess any late fees when they send out the first late notice.  No late fees will be assessed if the first late notice is paid in a timely manner.  Starting this year, all invoices will be sent US Postal Service.  We are so sorry for any inconvenience that this may have caused.

Deed Restrictions​  

 

A request went out to all homeowners asking for suggestions about which deed restrictions they would like to see added, changed, or deleted from our governing documents.  The deadline has now passed for making submissions, but it still may not be too late.  Guy Amato will be creating a revised list of all of these proposals for approval by the homeowners.  If you act quickly, you can still get a suggestion to him before he completes this task.  You are going to be able to vote on each restriction individually.  The ones that are approved by a majority of the homeowners who vote will be sent to our attorney to finalize the language.  After that, the final draft of the deed restrictions and other governing documents will be sent to all homeowners for final approval.  Only then will the new deed restrictions take effect.  So, if this is an issue you care about, then please take the time to vote on the individual restrictions that you want to see implemented.  This is something that you get to help decide, so you are encouraged to take advantage of this opportunity. â€‹
