As you can see, the first thing that is new is our website. Our updated website came online on December 17, 2025. We are still under construction, so everything isn't up and running yet, but most of it is. We will be adding new features over time, so please check back often to see what's new. Please note that "HOMEOWNER INFORMATION" requires a password. This information is restricted to homeowners and renters. Please contact Barbara Frederick to obtain the password. The next HOA Board of Directors meeting will be held on January 31, 2026, at 1:00 p.m., at Northside Baptist Church, 3131 Duff Road, Lakeland. We would love to see you there. Click HERE to see the agenda.

A lot of annual dues invoices went out via email. We understand that emails are easy to miss or may go into your spam folder. If you have not received an invoice yet for the 2026 annual dues, please contact Barbara Frederick at 863-686-3700, ext. 209, or email her at barbara@aiapropertymanagement.com, and she will mail one out to you.

It's not too late to vote for the deed restrictions that you want to see enforced. Please note your name and address on the forms. You can add this information on the top margin of the first page. You can also attend the next Board meeting on Saturday, January 31, 2026, at 1:00 p.m.

There is a temporary moratorium on deed restrictions. We would like to stress that this is just temporary until the end of January. Some deed restrictions may again start to be enforced after the January 31, 2026, Board meeting. We are trying our best to determine which existing deed restrictions, if any, our homeowners want to see enforced. Hopefully, we will have a final outcome at the January Board meeting.

The deadline for submitting paint chips for the entry sign has now passed, but you can still vote for the color combination you like best. A newsletter was sent out on January 4, 2026, that contained a voting form that you can use to vote for the colors of your choice. You can drop them off at Guy Amato's house. The address is 7757 Brian Loop. Guy would also be happy to pick them up. Just give him a call. His number is 863-617-9109. The person who submitted the winning color selection will receive a $100 prize, courtesy of Guy Amato. Board members were allowed to submit colors, but they are not eligible for prize money. A decision on the colors will be made at the January 31, 2026, Board meeting. A copy of the newsletter and paint selections can be found on the HOMEOWNERS INFORMATION page. Your new Board of Directors would again like to thank the outgoing Directors for serving for the past seven years. They deserve a lot of credit for working all that time in a thankless job, for which you do not get paid. The previous Board included Aprel Woods, President; Steve Martin, Vice President; Kelli Foreman, Secretary; Roberta (Burt) Maddox, Treasurer, and Alena Dezd, Director. We are grateful for the time they gave us, and we wish them well in all their future endeavors.
